Pre-Closing
Sellers and Closing Attorney's, DLHOA ask that you give us 3 weeks' notice prior to closing. Failure to do so may result 25% increase in the Initiation and Administration Fees. Pre-Closers, DLHOA requires that you provide contact information for the buyer(s) so that we can update records as well as welcome the new homeowner to our neighborhood. Lastly, the current Covenants and By Laws are listed at the bottom of this page.

Is HOA membership voluntary or mandatory? Mandatory
How much are annual dues? $1,000.00
Are dues paid annually, semiannually, quarterly or monthly? Annually, in one payment.
What is the HOA's fiscal year? June, 1 - May, 31
Are any special assessments approved or currently being discussed? No
Are any increases in annual dues approved or discussed? Dues were increased for 2024. No additional increases are currently being discussed.
Is there an HOA initiation fee? Yes, the initiation fee $1,000.00. This is in addition to the annual dues.
Is there an HOA administration fee for closing? Yes, .001 of the home sale price.
What is due at closing? Initiation fee, administration fee and any outstanding balances. If dues are current, then $1,000.00 + .001 of home sell price.
Who pays these fees? That is determined by the buyer and seller. The HOA simply expects payment at closing.
Is water or trash pickup included in my dues? No.

Are rentals allowed? No. At this time the HOA has exceeded the number of rentals allowed by the covenants.
How does the buyer obtain a key fob(s)? Buyers are responsible for collecting the current key fob from the seller. Fobs are deactivated at closing.
How does the buyer get their key fob(s) activated? email duncanslakehoa@yahoo.com (include: Name, Email, Phone Number, Address) with the numbers located on your fob's and they will be activated
