The Duncans Lake Home Owners Association is comprised of three subdivisions totaling 136 homes that all sit on Duncans Lake in the Buford / Braselton area of unincorporated Gwinnett County. Duncans Lake and Shadow Stone subdivisions are both on Thompson Mill Road and Duncans Shore subdivision is on Spout Springs Rd. All three subdivisions are in the excellent Mill Creek School district.

Our H.O.A. has an amenity package that sits on Duncans Lake. The amenities include two pools and two tennis courts. Sitting between these is our covered pavilion that is equipped with a sink and propane grill, several tables and chairs, and restrooms. The center piece of our H.O.A. is Duncans Lake. This 55 acre is great for fishing. Residents frequently canoe and kayak on the lake. Non-gas powered engine boats are allowed on the lake.

The subdivisions of the Duncans Lake H.O.A. are just 10 Minutes from the Mall of Georgia, a 15 minute drive from Lake Lanier, and about 45 minutes from downtown Atlanta.
